Terms and Conditions

Welcome to Fried Fish Vacation Rentals! By booking a stay with us, you agree to the following terms and conditions. Please read them carefully to ensure a smooth and enjoyable experience.

1. Booking and Payment

• All bookings require a minimum age of 21 years for the primary renter.
• Full payment is required upon booking, unless otherwise agreed upon. We accept all major credit cards through our secure online payment system.
• A refundable security deposit may be required for certain bookings. Any damages or excessive cleaning will be deducted from this deposit.

2. Check-in and Check-out

• Check-in: After 4:00 PM
• Check-out: Before 10:00 AM
• Early check-ins or late check-outs must be approved in advance and may incur an additional fee.

3. Property Rules

• No parties or events are allowed at any of our properties.
• Quiet hours are from 10:00 PM to 9:00 AM to ensure the comfort of our neighbors and fellow guests.
• Guests must not exceed the maximum occupancy limit of the property. Any violation may result in immediate eviction.
• No smoking is allowed inside the property. Smoking is only permitted in designated outdoor areas.
• No commercial photography or filming is permitted without prior approval.
• Grills, fire pits, and outdoor fires are strictly prohibited on patios, decks, or any other outdoor spaces.
• Guests are required to return the key fob for resort pool access (if provided). A $200 fee applies for any lost, stolen, or damaged fobs.

4. Pet Policy

• Pets are allowed in designated pet-friendly properties only and must be approved before booking.
• Unapproved pets will result in a $500 fine and immediate eviction.
• Pet owners are responsible for cleaning up after their pets and ensuring they do not cause any damage to the property.

5. Cancellations and Refunds

• Cancellations made at least 14 days before check-in will receive a full refund.
• Cancellations made within 14 days of check-in will forfeit the full booking amount.
• If you need to cancel or modify your reservation, please contact us as soon as possible.

6. Maintenance and Repairs

• We strive to keep all our properties in excellent condition. In the event of any maintenance issues, please notify us immediately. We will arrange repairs as quickly as possible.
• Guests are expected to leave the property in the condition they found it. Any excessive damage or cleaning will result in additional fees.

7. Health and Safety

• For guest safety and to respect neighbors, our properties are equipped with noise detectors, outdoor security cameras, and doorbell cameras. These devices are used to verify guest count, enforce quiet hours, and ensure no unapproved pets are present.
• Guests are responsible for following all posted health and safety guidelines during their stay.

8. Liability

• Fried Fish Vacation Rentals is not responsible for any accidents, injuries, or illness that occur while on the premises. Guests are responsible for their own safety and the safety of their group during their stay.
• We are not responsible for the loss of personal belongings or valuables left in the property.

9. Parking

• Parking is available only in designated areas such as the driveway and garage. No street parking or parking in neighbors’ driveways is allowed. Unauthorized vehicles may be towed at the guest’s expense.
• Prohibited vehicles include motorcycles, trailers, golf carts, boat trailers, boats, campers, motor homes, and tractors.

10. Cleaning and Departure

• Guests are required to:
  • Strip used linens from beds.
  • Gather all used towels.
  • Dispose of trash and remove perishable items.
  • Load and start the dishwasher.
  • Ensure the property is locked and secured before departure.
• Additional fees may apply if the property is not left in satisfactory condition.

11. Violations

• Failure to adhere to these terms and conditions may result in immediate eviction without a refund, additional fines, or forfeiture of the security deposit.
